You might also negotiate flooring, fixtures, lighting and other "fixed in place" items with your landlord as part of a temant improvement allowance that is part of your space lease.  Rember that a tenant improvement allowance is basically a loan from the landlord to the tenant that is covered by increased rent. since landlord must cover his interest on funds borrowed, you may want to see if you can obtain financing at a lower cost from another source.
